1. Booking, pricing & payments

• Tariffs: Published room tariffs are exclusive of GST unless stated otherwise. An applicable GST rate (currently 5%) is added at checkout. Where indicated, room tariffs may include next-day breakfast.
• Payment terms: Payment is required to confirm a booking. Online payments are processed securely through Razorpay. No informal credit facilities are offered for stays.
• Food & beverages: In-room and on-property dining orders may be paid online at the time of order or as directed at the resort. Special requests outside our regular menu may require advance confirmation and payment.
• Cancellations & refunds: Full refund is available if a confirmed booking is cancelled at least 48 hours before check-in. Later cancellations, no-shows, or failed payments may not qualify for a full refund. Gateway or processing fees charged by payment partners may be non-refundable where applicable.

2. Check-in & check-out

• Timings: Standard check-in is 12:00 PM and check-out is 11:00 AM. Early check-in or late check-out is subject to availability and may incur additional charges.
• Valid identification: All guests must present a valid government-issued photo ID at check-in or when requested during the reservation process. This is a mandatory requirement.
• Room inspection: Please check your room carefully for personal belongings before housekeeping visits or final check-out. Ananta By The Hill is not liable for items left behind, though we will make reasonable efforts to help locate lost property.
• Damages: Any damage to room assets or resort property found during or after your stay may be charged separately.

3. Resort amenities & dining

• Dining:Breakfast and other meals are served according to occupancy and the day's service plan. Please mention food allergies when ordering.
• In-room dining: Orders placed through our dining platform are prepared by our kitchen partners and delivered to your room or table as available. Delivery times may vary with order volume.
• Outside food & beverages: Outside food and liquor, where permitted, must remain within your room and must not disturb other guests or damage property.
• Complimentary basics: Standard in-room amenities are provided as part of your stay. Additional items may be available on request from reception. We provide basic first-aid support only and do not supply prescription medicines.

4. General rules & guidelines

• Decorum: Please respect the privacy of other guests. Avoid loud music, littering, or leaving children unattended in garden, pool, or dimly lit areas.
• Swimming pool: Follow all posted pool guidelines. Do not use the pool if you are under the influence of alcohol or drugs. Pool hours and access may be adjusted for safety or maintenance.
• Smoking: Smoke only in designated areas. Do not litter cigarette waste on resort grounds.
• Pets: Pet stays, if accepted for a booking, require prior confirmation. Pets must remain under your supervision at all times.
• Emergencies: Reception is available 24/7 to assist with coordination in medical or other emergencies. Remain calm and contact reception immediately if you need help.

5. Website & account use

• You are responsible for keeping your login credentials and OTP access secure. Activity under your account may be treated as authorized by you.
• Content on this website is for general information and booking convenience. We may update room availability, pricing, menus, and experiences without prior notice.
• Misuse of the website, fraudulent bookings, or abuse of staff or systems may result in cancellation of reservations and restricted access.

6. Governing law

Any disputes arising out of your stay or use of our services are subject to the exclusive jurisdiction of the courts in Hazaribagh, Jharkhand.
